Listing Disclosure Monitor
An independent check of the energy class in your listings.
Every night we check, from the outside, whether your public sale and rental listings show the building’s energy class. Built for Finnish real-estate brokerages (LKV).
Pilot in Finland, autumn 2026
01 Why now
Every sale and rental listing needs its energy class.
Finnish law already requires it. Under section 5 of Finland’s Act on energy certificates for buildings (50/2013), a public advertisement for selling or renting a property must state its energy class. The class must also show which law the energy certificate was issued under.
The recast EU Energy Performance of Buildings Directive, (EU) 2024/1275, requires the energy performance class and indicator in sale and rental advertisements across the EU. Member states had until 29 May 2026 to bring it into national law.
An independent, dated record of what your listings show lets you find gaps first and answer questions with evidence.

02 How it works
What we check every night.
We visit your public website, the same listing pages buyers and tenants see, and record what each listing shows.
The energy class
Whether the listing shows the energy class (A to G), and which class.
The subindex
Whether the class carries its subindex, such as 2013 or 2018, which shows the law the certificate was issued under.
The “no certificate” statement
When a listing shows no class, whether it says that no energy certificate has been made.
Sale and rental listings
Both are checked and reported separately, so you see where the gaps are.

03 Evidence
Dated and verifiable.
Each finding is dated and verifiable.
- Page URLThe exact listing page the information was read from.
- Capture time (UTC)When the page was read, in Coordinated Universal Time.
We keep only the energy details we read, never the page itself, and no personal data: listing pages often show an agent’s name and phone number, and none of that is stored.
04 Services
Audit, Fix, Monitor.
Start with the Audit. Add Fix and Monitor when you need them.
Audit
A 30-night check, with a private report.
- Results 30 days after we start.
- Which listings show the energy class and which do not, for sale and rental.
- The URL and capture time behind each finding.
Fix
Energy fields that cannot be left empty.
- Connects to your listing system.
- The energy class, its subindex and the “no certificate” statement become required fields.
- A listing cannot be published while they are empty.
Monitor
A nightly outside check, plus alerts.
- The same outside check as the Audit, every night.
- An alert when a new or changed listing shows no energy class.
- A running record of what each listing showed.
05 How we work
Polite, discreet, and from the outside.
Public listing pages only
The same pages buyers and tenants see. No logins or accounts.
Your robots.txt and crawl delays
We read them before every visit and follow them.
Nothing bypassed
We never bypass bot protection, logins or rate limits. A page we cannot read politely stays out of the check.
Your own website first
We check listings on your own website. We read a property portal only if the portal has agreed in writing.
No personal data
We keep only the energy details we read, never the page itself. No names, phone numbers or other personal data.
Findings stay private
Results are shared only with you. We do not publish findings or name brokerages.
Factual observations of public pages, not legal advice.
06 Questions
Frequently asked questions.
Do you publish anything about our firm?
No. Findings are shared privately with you and no one else. We do not publish findings, name brokerages or contact anyone about them.
What do you need from us for the Audit?
Nothing. The Audit runs entirely from the outside. We only need the address of your website.
How much load does this put on our website?
Very little. We visit once a night, read only public listing pages, and follow your robots.txt and crawl delay.
Do you store personal data?
No. Listing pages often show an agent’s name and phone number. We store only the energy details we read, never the page itself.
Can you check property portals?
Only where the portal has agreed in writing. The pilot checks brokerages’ own websites.
Is the report legal advice?
No. The report gives factual observations of public pages: what each listing showed, and when. Your own advisers decide what it means for you.
